For commercial cleaning operators
The walkthrough
is the proposal.
Record the building walkthrough on your phone. CleanScope turns it into a priced, editable proposal — ISSA 612 production rates plus your state’s real labor burden — before you’re back in the truck.
ISSA 612 production rates · audited labor burden, all 50 states · 3 beta proposals free — no card
Four steps. One ready-to-send proposal.
Talk the building, room by room.
No forms, no clipboard, no laptop. Say what you see — zones, square footage, floor types, fixture counts, frequencies — while you walk. About three minutes for a typical office.
Lobby first — eighteen hundred square feet, LVT…
Open office is carpet, about sixty-two hundred…
Six toilets, two urinals, six sinks, nightly disinfect…

Your words become structured scope.
The AI does exactly one job: turn your recording into zones, tasks and quantities you can verify at a glance. It never estimates, never rounds, never touches a price.
“…two restrooms off the lobby — six toilets, two urinals, six sinks, full disinfect every night…”
extraction only — the AI never sees a dollar
A deterministic engine prices it.
ISSA 612 production rates set the hours. Your state’s audited labor burden sets the true hourly cost. Overhead and profit stay your call. Same inputs, same price — every time.
A signable agreement, on site.
Check the numbers in a review grid built for thumbs, tweak anything, and send a clean PDF proposal or service agreement before you leave the parking lot.

Numbers you can defend across the table.
When a facility manager asks where your price comes from, you show them. Every dollar traces back to a published production rate, an audited burden figure, or a margin you set yourself.

|---|---|
| Base wage | $14.50 |

Underbid this number and the contract loses money before the first mop hits the floor. CleanScope carries all 50 states’ burden rates, so you never price from the wage alone.
The honesty clause
The AI never sets your price.
AI transcribes your walkthrough and structures the scope — that’s all it’s allowed to do. Every financial figure comes from a deterministic calculation engine: the same building, rates and margins produce the same price, every single time. Auditable line by line, like the receipt on the left.

Fair questions.
Where do the prices come from?
Hours come from ISSA 612 production rates applied to your zones and square footage. Labor cost comes from your state’s audited burden figures (FICA, SUTA, workers’ comp) on top of the wage you set. Overhead and profit are your own percentages. You can see — and edit — every line before anything is sent.
What if a number looks wrong?
Nothing sends itself. Every proposal lands in a review grid first, where you can correct square footage, swap tasks, change frequencies, or override any figure. The engine recalculates instantly. You approve the final price — always.
Does AI decide my price?
No. AI only transcribes your recording and structures the scope from it. All pricing runs through a deterministic calculation engine — the same inputs produce the same price every time, and you can trace each dollar back to a rate, a burden figure, or a margin you chose.
I’m not technical. How steep is the learning curve?
If you can leave a voicemail, you can use CleanScope. You talk while you walk; the app does the paperwork. The whole flow is built for a phone in one hand — no desktop software, nothing to install.
Do I need a card to try CleanScope?
No — during the beta you never need a card. Your first 3 proposals are free, and paid plans open soon.
Can I cancel anytime?
Yes — plans are monthly with no contract. If you’re a Founding Member, the $19 rate stays locked for as long as you keep the subscription.
